Agreement to these terms
By using folio.properties (the "Site"), you agree to these terms. If you are evaluating or using the Folio platform itself, that use is governed by a separate customer agreement — these terms cover the marketing website only.
What this site is
The Site describes Folio, a portfolio-oversight platform for commercial real estate owners, and lets you request a demo or a Portfolio Visibility Audit. Content on the Site is provided for general information about the product.
Illustrative data
Product screenshots, dashboards, and figures shown on this Site — including property names such as "West Loop Industrial" and all associated numbers — are illustrative mock data created to demonstrate how the product works. They do not depict any real property, tenant, manager, or customer.
Acceptable use
You agree not to misuse the Site — including attempting to disrupt it, probe or breach its security, scrape it at abusive volumes, submit forms with false identities, or use it to send spam. We may restrict access that violates these terms.
Intellectual property
The Site and its content — text, design, graphics, and the Folio name and mark — belong to Folio or its licensors. You may view and share links to the Site freely; you may not republish substantial portions of it or use our marks without permission.
No professional advice
Nothing on this Site is legal, financial, investment, or accounting advice. Descriptions of workflows — verifying manager reports, preparing lender packages, tracking lease exposure — explain product capabilities, not recommendations for your specific situation.
Demo and audit requests
Submitting a request form creates no obligation on either side. Information you submit is handled as described in our Privacy Policy.
Third-party services
The Site may link to or embed third-party services (such as analytics and bot protection, described in the Privacy Policy). Those services are governed by their own terms, and we are not responsible for them.
Disclaimers
The Site is provided "as is" and "as available". While we work to keep it accurate and online, we make no warranties about availability, accuracy, or fitness for a particular purpose, to the fullest extent permitted by law.
Limitation of liability
To the fullest extent permitted by law, Folio will not be liable for indirect, incidental, or consequential damages arising from use of the Site. Our total liability for any claim relating to the Site is limited to one hundred US dollars.
Changes and governing law
We may update these terms by posting a revised version here with a new "last updated" date. These terms are governed by the laws of the State of Illinois, without regard to conflict-of-law rules. If any provision is unenforceable, the rest remains in effect.
